As with most people starting out - having the 20%-30% equity to put in the deal is the challenge. 

We are the kind of people who do not jump into anything without fully planning it out.

Just take out $60,000 from the property, reduce your cashflow & ultimately pay WAY less in interest.A Cashout Refinance is sitting around 7% while Credit Card debt is sitting above 20% on average.I know far too many people who regret selling real estate looking back 20 years, but I've yet to come across one who regrets keeping it.

For a vacation rental, I could see people thinking they look dirty / streaky. 

But I see people turning long term or highly appreciated primaries in to rentals.

By poisoning the rats, you're letting them roam free into the world where people's pets can eat them, not wise. 

Each grouping had a common room (perhaps it was shared by multiple groupings ... this was a detail I missed) with a nurses/aid workers office.Central to the two sides of the complex were common facilities such as a dining hall, gym {perhaps a pool ... another detail I missed}, theatre &  games room.With one of the fastest growing groups in our society being single people, we are examining a related idea of a  complex / building providing a modest-sized 1-bdroom "apartment" with more semi-private and common amenities.When I read the title to your thread, I thought it was a project proposing to mix students and seniors into a single complex ... and came in thinking, this ought to be interesting :-)

There have been so many changes to make people with bad credit look good they should be fine without this change.
