I could make the second bedroom (85 sf) much larger by incorporating the Pantry (24.7 SF) into it.

There were so many things we learned, and the biggest is we now incorporate or consider the rehab of the property as an exit, as you will see, trying to sell a <$50,000.00 house As-Is makes us little to no profit & sometimes can be a loss.

@Dan Carlini, I have been incorporated since 2009.  

Each board is a little different and who is chairing it is another question.

I'm going to assume that the developer legally established an HOA and recorded articles of incorporation, governing documents (CC&Rs) etc.

I can get some amazing deals with that money that cash flows NOW, not when I am pruned up sitting in a lift chair. 

That's besides the point though.We have been receiving a few complaints about tenants being uneasy due to the amount of loitering neighbors and city folk who are literally bringing chairs and sitting outside my apartment.
