I suspect that the truth is that the value may recover to what is oweed on the 1st mortgage, within about 7 to 10 years, if life progresses overall without (any more) abnormal catastrophes.

Fact: Most local banks are on the sidelines still but there are several lenders that avoided the sub prime residential catastrophe and the irrational exuberance that took place in the commercial loan markets and are actively funding deals in conjunction with the SBA.If you are looking for some small balance commercial business I would focus on working with business owners that qualify for the SBA loans and franchise's that are already approved by the SBA.

One catastrophe (fire, hurricane, etc.) at a multi can lose you all of your tenants (you can get limited insurance for lost rent, however).Or the next 'Love Canal' might be found next to your property...I've seen neighborhoods around here turn bad in a matter of months and rapidly decline into combat zones...
