The reason for the brainstorm is that I'm guessing at some point banks won't want to lend to me after a certain dollar amount, so I'm researching additional ways to still finance a deal while giving lenders (and me) peace of mind.

I'm brainstorming the best strategy and I came up with wholesaling a lease option; here's my fuzzy logic:$200k contract3 yr optionTenant-buyer pays $205k - $212k Low-balling appreciation at 2%, the value should be somewhere around $212k creating a small spread for her to sell and walk away with a little cash.

I'm brainstorming to come up with 15% to try and go conventional and also found a nice sfr I could pick up for around 100k and put minimal into and get 15-1700 a month.
