Jermaine here I would try the embarrassment tangle, just have a talk with the downstairs tenants, would sound like this.The people upstairs are still complaining of loud sex noise, wow how loud are you guys I don't believe you guys are as loud as thay say, are you?

There's one for sex offenders too.I also doubt that ex cons are so sophisticated that they're suing landlords for denying them based on their crimes.

If you find the rents are really 900 on the low end base your rents on 750 to 800 a unit.The reason for this is you want QUICK lease up to generate cash flow as you rehab and go along.If you try to charge top rent it takes longer to get tenants and turn over is more because if people lose income they want to down size or move to save money.At a cheaper rent you will get many more applications.You can then sift and sort the best possible tenants to sign up (no sex offenders,pit bulls,felony convictions,judgements and evictions,meets 3 time rent ratio for income,etc.

Screening the sex offender registry (using applicant's personal information, etc.) isn't legally required that I'm aware of, but many landlords have this policy in place.
