Or a place that has a garage that can be hacked or enough of a yard in the back to add a small rental.

When we travel I'm always looking through the photos to see if the back yard is fenced. 

Our handyman saw the home a couple weeks ago and said they’ve not taken care of the yard (stated in the lease, it is their responsibility), but the home itself looked okay.

I only own nicer rentals with fenced back yards and rent to families with dogs.

Our 2005 version of Rules & Regs clearly state "Parking Rule: Exception: Commercial Vehicle 1-ton or less allowed in driveway only" (no street, yard, etc.).

You can’t because the tenant would have to say…I only want to live in this 2 square miles, I need 3 bedrooms, I want a 2+ car garage, I need a yard for my big dog, I want laundry in the unit, it must be on the ground floor, nobody above, between 1200 and 2,000sf.
