Bigger Pockets has a ton of resources to help people get started with self management, from boot camps to books and everything in between. 

I was very fortunate that my local REIA had a weekend flipping boot camp a month after I started.  2.

Direct booking does not happen over night.

If I were out in Lockwood I would think about doing an RV pad and renting it out, a hip camp site or two, or maybe even try to make it a destination like the Twisselmans did in California Valley with their yurts to get started with some passive income. 

As someone completely new to REI should i invest in Ryan Pinedas 8k rookie program or BP boot camp, or any other coaching/ mentoring program.

IE build  camp recreate.. but some land that gets traded around at tax sales in some areas is truly worthless unless a neighbor is adding to their parcel..

So, we plan to stay put and enjoy the house...and rent it out only when we go camping...which we do 10-12 weekends a year. 

Raleigh things just sit, rarely off overnight.

This does not happen overnight and gets flushed out over years months.
