You get permission from Denver to build first (bring plans engineer drawings stamps etc) Pay for permit.Then you contact a surveyor to split the lot and create two new legal descriptions.Contact lawyer get party wall agreement.Sell and have title company record new legals and party wall agreement with assessors office.
