Normally, banks have smaller real estate investors as they are programmed to think we're unwashed scam artists (yes, I was programmed to believe this at one time...not I'm one of those dirty hippies).

Is it easier to get a private lender to approve and how to you choose one that isn't a scam?

Apartments.com is requiring the funds be returned despite the scam and the already excessive balance due on the account from the previous tenant.

It's no common at all @Julie Washburn and it sounds like you are being scammed out of that cash.I would get out of that PM's control and either start to self manage or search for a better PM.

The supervisor called my landlord and said the payment was on the way but that was Wks ago and now my landlord think it’s a scam.

There's no scenario where anyone could say you treated the seller unfairly, which is the whole point of the rescue scam. 

As a first-time house hacker/new investor, biting off a rehab is not a great idea with renovation costs high right now and the reality that most new investors get scammed by workers doing rehab (203k loans would protect you on that though).If I were you, I would be looking to house hack something that was in decent to good shape.

The biggest scam in "private lending" is people offering these deals that are too good to be true, and the only thing is you need to send them thousands of dollars upfront to secure the loan.
