I would just sell it capture the after tax money does not sound like your enjoy being a landlord and if you think being local and landlord is a drag just imagine half way across the country.. you have to have the mindset to manage property managers.. put it in T bills for 5% until you figure out what you want to do..

For example a few times now I've used a screenshot of a AirBnB owner's AirBnB profile showing a recent review, after having them change their profile name to their legal name for the minute or so required to capture that screenshot that includes a recent guest review.

I've been on the opposite side of a deal from discount brokerages such as redfin and another local one here about half a dozen times....and I was able to capture referrals and clients from two of theit own clients on the opposite side of the deal.
