New Wholesaler in Arizona
Hello everyone! I'm from Mesa, Arizona. I recently returned from an LDS mission in Seattle Washington. I'm almost 21 and will be starting college this fall. I've been learning quite a bit about real estate these last couple months, specifically wholesaling. Bigger Pockets has been a huge help to learn and grow. The podcasts and forums have been great. My brothers and I decided to start a wholesaling business in the Phoenix area. I really feel like there's a lot of success and fun to be found in this market. We're sending out our first mailers this week. We're going to be investing 1000$ a month in these first 6 months to direct mail. So any tips on mailer lists would be nice too!

Welcome to BP. Phoenix is highly competitive so buying a list and mailing to them means those recipients are likely to be getting multiple mailers from your competition. At a minimum consider driving for dollars instead to build your list and factor in a lower response rate for your competitive market.
Since you haven't started yet, here's protip #1 for DM:
Always send your first batch FIRST-CLASS, postcard. Why? You capture all the bounced addresses and can skip-trace those, those are valuable. And you stop mailing to those. Then switch to standard to save money. It adds up alot. You can decide whether to go with yellow-letters for a higher response rate, or postcard to save a few cents per letter, but you need to track your response rates and conversion rates.
I'd suggest getting a real estate license over starting as a wholesaler based on your background and location.
