@Hunter Rademacher @Russell Brazil is absolutely right here. rent by the room is the answer. it is all that i do. i do not rent anything by the unit. the cash flow is much greater. it does take some doing though and it is a bit of an art at times. either way, i have been doing it for over 7 years now and am happy to help you with anything you need. i think you are on the right track!

It's also somewhat of an art for a mortgage broker to match the property and the borrower to the best lender that is being aggressive for rates and terms and has a strong comfort level with that deal size, location, and product type.You can do a loan on your own but often when it is a one off without an established relationship it is easy for the lender to kick your loan to the curb when problems come up.

I've also continued with my schooling and am about to receive to Associates degrees this year (Liberal Arts and General Studies), which aren't much to me but a resume builder/job marketing ploy... but hey, anything to help my perceived intelligence and get me a higher wage/salary is great :D.
