Hi Darian, I find that going out D4D and looking for active project sites and then logging those properties to later skip trace to build my buyers lists.This ensures that you are speaking to active buyers and also gives you insight of where and what said buyer may be buying in your city.

In Oregon we did mainly timber plays so bigger dollars.. one of my star's was a 700 acre tree farm we paid 1.8 for i busted 10 lots off the front half that i sold for about 1.5.. we held the rest of the land logging it gently each year bringing in about 30 to 50k net in log revenue ( commercial thinning is what they call it).

If we got the lead on the phone and they said it was logged then it was taken out of the system as the regrowth cycle is 75 years.

It’s not enough to advertise on AirBNB and say that it is a short term rental (whereas if it was a long-term property simply advertising it for rent may suffice).Generally, if you are looking to benefit from non-passive losses to offset income from other sources with the short term rental “tax loophole” you want to make sure you at least have the following in case of IRS inquiry/ audit:- A log of guest stays that support the average of 7 days or less- Evidence of material participation in the activity according to IRS material participation rules.
