The only photo I have right now is this one from the auction ad -We plan to paint inside & out, remove the garbage disposal, do some minor updates in the bathrooms, and trim up the bushes.

., if you can RUBS the building... then you get $7725 back (2100 water, 4500 gas, 500 garbage, 625 electric), and you are now at $8,725NCF per year... of course the RUBS costs as well.I would look at this deal more closely, and make sure you have your financing nailed down, along with a strategy for increasing the income of the building, as well as some worst case scenarios.Good Luck!

I've looked through almost every home intown on FMLS, garbage homes are available for higher than average prices it seems and the good houses vanish within 48 hours at higher than listed.

Anything shared (driveways, utilities, yards, garbage collection, and etc) must be clearly spelled out in advertising and the lease documents.Parking should also be addressed in your lease (who gets what, where, when and how).If you don't know what to do with something, decide to do it one way.
