Need HELP-Have Cash buyers

Okay so I posted several ads- 'investor special" "free 45 foreclosed homes" and such. I have a cash buyer who wants to buy REO's in my area around 50k and has someone else interested in higher price REO's. I have properties lined up from that i received from real-tors and was wondering how i would send out my list. Could i use this example:

NEW LISTINGS – END OF JANUARY – PICK YOUR CHOICE

Note : I am a Finder –My Fee have be added on ASK Price.

All proeprties – sold “ AS – IS “ –

Buyer –to Perform his / her own Due Deligence

My info here

Proof Of Funds AND NCND REQUIRED --UPFRONT

Then describe each property as I get them? Should I let the buyer know that I am including my fees?

Another question? I posted an add in regards to a property , "inventory special" I 'm working to get the property under contract b/c the buyer only deals with For Sale by owner properties, she wants to shoot for the shortest allowable escrow but is flexiable. What should i do in this case?

A few things:

1. I wouldn't recommend starting with properties listed on the MLS. Most serious investors either have access to the MLS or have agents who bring them decent MLS deals. Plus, REO wholesalers are much more complicated.

2. Once you know what your buyers are looking for, go out and find stuff that meets their criteria. When you find something, get it under contract and then just call the investor or send him an email with the basic information: Address, Sale Price, Rough Renovation Estimate.

3. Why do you need buyers to sign non-compete agreements? I would never sign one and it's not clear why you would need one?

4. Why are you advertising properties that you don't yet have under contract? Best case, that's dishonest. Worst case, it's illegal (depending on what/how you're doing it).
