Things I would've done different...I would've closed on the house that I had under contract for 350K that was later torn down by a developer and replaced with a house that sold for 1.1 million.  

Whoever you're planning on mailing to is probably getting the "we buy cash", "do you need help" letters, do something to differentiate yourself from these letters.

While I definitely agree with others that the market value of a duplex is based on the comps, you as an investor can use cap rates, cash on cash returns, and internal ROI to compare similar properties to differentiate which property is the best investment.
