You can see a "blank" contract to ensure things I meantioned above are in there and make sure they enforce their rules or they would have to terminate their contract with the parent.

Not that people need to live on hot dogs and spaghetti but when the tenant is still short, it's hard to really love seeing those dietary life/spending/prioritizing decisions...just...staring...you...in...the...face.

This is the time when we were told that the inspection was allowed.Also, I checked my original addendum we initially signed and realized that the date line was blank!

Another thing I tried was using white note paper and copying the letters using blue ink and leaving blank space for the name and address to be filled in manually.Finally, however, I decided I would get better and more consistent results by letting somebody do it professionally.Good luck - hope this helps.
