my reply got deleted somehow. i think i said:- if they ask if you do "criminal check", run away. - when verifying their information, ask lots of questions and compare that to what the prospective tenants told you. if the person on the other line says "yes/no, i am not sure", then it's not a true reference.- talk less and listen more

And I have probably foreclosed on more properties than most here and the "repairs" are minimal, if you inform a borrower that criminal charges may be brought for trashing a property and they understand that, you'll have few instances of intentional damages, IMO, something that many banks just don't communicate.
