Which tennant is better

I currently have two applications:
1. A single man who just divorced and got debts from the divorce. He said his credit was serverly damaged by divorce, so he would like to prepaid 10K around 7 month rents but he don't want me to check his credit history. He used to owned a house for around 20 years and he have to sell it becuse of the divorce.

2. 3 ladies, grandma 85 years old, mother, 57, and daughter 33. Their combined income is $5600 around 4 X the rent. My concern is the if one of them wants to move out, rest of two may not able to afford the rent. Daughter and mother used to live together for 6 year in another house, the rental history was good.
