While this "generic" message gets a high response rate - it seems to produce a lot of C quality calls - then you have more work in call handling.Instead, you can write a more full message which will lower the response rate but will increase the quality of the leads you will produce.I prefer sending postcards but do send letters too in a rotation of 6 multiple hits.

Personally I would get a pre-nod list (60 day lates before the NOD) and market to them so you have more time to get them & more time with the short sale negotiation etc.Another thing would be to go the courthouse and pick up freshly recorded NOD's. and then market from there with postcards,handwritten letters etc.

Obviously, it doesn't always work out, but when it does, you just pulled a lead out of what was an upset caller a few minutes prior.I've gotten several leads over the last couple of years from one old man who was so pissed at me for sending him a postcard, he hung up on me after cussing me out for about 15 seconds.
