To each his own, but in general, if youre in it to win it, I'd say most of your deals at first have to be in the multifamily homes unless you find killer deals that are even better in the SFH segment in your area.

You can/should consider going all cash just so you can have your "pick of the litter" when it comes to seeing a killer deal and putting an offer in that's far more likely to get accepted.
