I have been doing research and crunching numbers and seems like it will only be worth it if I can get an amazing lender (I guess that goes for everyone).

We have done a lot of number crunching to determine our max bid that we will stick to; we are not afraid to pass up on every house if we have to.

. :)  As long as the numbers crunch (and I suspect they will) I think she's in what could be the ideal situation to AirBNB in LA.If navigating the STR rules & regs are too daunting, she could also consider renting to medium-term tenants of over 30 days, to which the STR rules won't apply.  

I've been reading and talking to investors for years, but the last one year has been very intense and had been the major "crunch time" to make this all come together.

I just found out some of the restrictions the city has on the number of units per acre and the requirement of parking spaces per unit and I need to crunch some numbers on what our build budget should be based on how much we can realistically make from the project. 

With out that info it is a little hard to make any recommendations.I completed my first 1031 exchange in 2018 so I know the time crunch!  

I have looked all over and crunched the numbers and wanted to see what the overall consensus is on a FHA to Conventional loan to get PMI removed.

@Vu Nguyen I’d connect with one of the realtors on BP, some who know Baltimore have already chimed in on this thread, speak to them about your goals and what you’re looking for while doing some research yourself on the city and potential properties by crunching some numbers.If you’re looking for management, there are plenty of property managers who could place renters in there and manage it for you.Just takes a bit more work than a turnkey and @Farrukh Ali outlined this in his comment.

Now I let my handyman or contractor rip em' out, they get it done in minutes, love doing it, and I work on crunching numbers.  

I developed my own cashflow calculator spreadsheet and started going on Zillow, exploring home after home, and crunching out numbers.
