Multi-Family Build Calculator

Hey community, Looking to build my first Multi-family in Arizona and am trying to work on some financial models around what my costs will be compared to what the potential earnings need to be on the property. I just found out some of the restrictions the city has on the number of units per acre and the requirement of parking spaces per unit and I need to crunch some numbers on what our build budget should be based on how much we can realistically make from the project. 

Are there any financial calculators out there that would help me take all the moving pieces into account? Any advice, thoughts are welcome!
