I understand experienced investors often take on much bigger rehabs but this project has been a trial by fire for me.We managed to complete most of the exterior work before the snow set in.

Today I tried to find out if one of their contracts would be valid in Vermont and exchanged a few emails with their "support" and asked if I could have a trial or see a hard copy ( uneditable) of one the forms I was interested in. 

@Arnold Finkelstein, there is a trial-level decision in Jefferson County that says the Rioprop time limit runs even while a property is one the state inventory. 

It's trial and error when it comes to direct mail.

From there, you can also play trial and error. 

For me, saving the stamp and effort of printing and putting said letter in the mail is well worth $2ish.I'm still trialing both options so i can't really give a clear winner one way or another, but either one is a great option in my opinion.Hope this helps!
