So I am looking for new software and wanted to ask for your thoughts.There are a few things I am trying to do:- Manage multiple properties through multiple LLCs- Keep track of invoices and payments from tenants (bonus points for accepting CC payments)- Automatically be notified of late rent payments and apply late fees- Give a book-keeper access so they can keep all the accounts reconciled- Be able to hand off data to my accountants at the end of the year- Online only preferred, but could download a client to my Mac if neededHopefully that’s not too tall of an order.  

My next steps would be to build my Quickbooks invoice and send it to her electronically.

Get copies of all invoices paid to contractors.

If you have already paid the bill, let them know they owe you the funds and include an invoice with clear instructions on how to remit payment.

Too dang much trouble to change to something better. 

On the construction side, I like being able to send invoices/estimates on the go from the app. 

Easy-to-read, prompt, complete invoices and reports.

Theres also a duplicate trash bill at like $60 that I was hoping to have removed, but I don't think it is happening even though the attachments to both bills of the exact same amount are the exact same invoice date and price.I'm just looking for advice since she is clearly playing hardball and seeing what she can get away with during the transition with regard to betting that I'm either a pushover or won't bother with legal action over only a couple grand.
