Get your phone to ring and get in front of motivated sellers.You don't need that seminar to take action.

All for free.My phone used to ring off the hook with agents looking for free estimates.

But I said what was on my mind.If it had a pulse and no ring I would hit on it.Guess what, I got what I wanted more often than I ever did when I was trying to get it.

If this were me and the location were great I would tie the property up, do a demographic study and prepare a short marketing book including traffic counts, household income in 1-3-5 mile rings, aerial shots showing other retailers in the area,ect.
