If she wants paid for canceled appointments, then I would suggest you look for a new cleaner.My policy is to keep all funds if the guests cancels within two weeks of their stay, unless I'm able to rent to someone else for the same period/rate.

Our experience has been that most tenants book about two weeks out from a vacancy, so don't slash the price of your MTR too soon to your next ecpected vacancy(you will get nervous, I promise).

We have several that pay weekly but they start the first week of the month paying 1/4 of the next months rent and by the time they make that 4th payment for the month they've paid the upcoming month in advance.

If you're certain the type of renter you're going to get are traveling medical professionals, you know they're on short term contracts (typically 13 weeks).

I havent gotten an insurance for this and a week after close I consulted some insurance provider and he didnt offer me insurance options.

If you haven't found  renter in 3-4 weeks, drop the price (but not your standards).

With now being a weekend, and going on Christmas week, what would you suggest i do?

One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with.
