Chucaralao  the only pre-screening I ask is number of people, number and type of animals, number of vehicles, and do you smoke? 

Hi BiggerPockets community,I just started my research into real estate syndication as an investment vehicle for passive investors.

So I sign my lease, then I was informed that we have no mail services at our place, the landlord will not put in mailbox but we can always get a P.O.Box. we'll first I have no vehicle to even go get my mail, it's not in walking distance and there are no local busses on our area.

What cash-flow, if any, you plan to generate from this property.If you are short on cash and/or your rental projections will be tight, then the 7/1 ARM might make more sense.If you are good on cash and/or your rental projects show that you will be generating sufficient cash flow, then the 30-year fixed might be a better option.I have used both mortgage vehicles for my properties, dependent on my situation at the time.  

PA & OH allow 4-5 homes a year to be sold w/o a license; PA requires a vehicle dealers license for new homes, but a traditional RE license is ok for used homes.

Your vehicle insurance will increase, get it bundled with the house.

Tiny homes on wheels (THOW) includes THOW-RV which are the mobile types pulled by trucks and align legally with campers and 5th wheels (recreational vehicles).

Cleared completely overgrown acre of trach trees, opened up the exterior space, put in aggregate driveway and parking spots for 4 vehicles.

doing some research for an upcoming presentation, and as a hands-ON investor, it can be hard for me to really put my 'hands-OFF hat' on and compare passive investing vehicles without any bias. i'd love to hear especially from those who have tried multiple strategies, which of these you lean towards most & why:- syndications- REITs- private lending- being a hands-off capital partner- buying from turnkey companies (not sure i'd call this passive though)...
