I was made to think "if you've put this much time, money, and effort into perfecting the development of secondary suites into SFR's, why would you move your focus onto another strategy?"

Section 8 can be a solid strategy, especially in cities like Detroit where the rent-to-price ratios often make it worth considering.

Outside of real estate, I enjoy Working out, training my German shepherd, and traveling with my family.

To adapt, focus on refining your ARV and repair cost estimates, explore off-market deals, and consider creative financing strategies like seller financing or partnerships.

There are definitely areas where you could repeat a similar strategy but with even better cash flow.If you’re ever looking at growing your portfolio elsewhere, I come across off-market deals that could align with what you’re looking for.
