Another tool is brokers OMs, they typically will have great selling points on a community and should also have references to those selling points, so I'd check those out as well!

Cap ex is technically not a part of NOI...cap ex is a balance sheet item; so, removing it from a P&L is not abnormal for an owner, management company or CPA in internal reports and certainly not abnormal for a broker in an OM.

I usually do not go visit properties on triple net assets.If you want to send my the flyer or OM to my e-mail in the signature line I will tell you what I think of the property.I review tons of properties every week for clients. 

Investors are want to move om good deals (whatever criteria you use), to later discover issues with the quality of tenants in that area, employment issues, and  or crime rates.Your satisfaction with the deal will be tainted by more than just the deal & the closing.

That being said, no matter how put together your OM or investor packet, people want to see track records, which makes it difficult for new syndicators to find investors.

I suggest emailing your own contacts, if the terms are good, people will respond asking for an OM and DD status or forward to people who are interested. 

I'm currently reviewing the OM, T12, and rent rolls.
