I walked one property and found drainage issues causing a huge hole underneath my HVAC unit concrete pad, whole thing tilting downward (tenant or lawn guy moved the drainage spout).

Recently we went through home inspection for a house in NJ the home have a active UST, when the company came to test the soil for contamination it found that there were previous bores in the ground, it was apparent that a prior test was done.

You may buy it at $7,000 but it really needs the $20-$25,000 in repairs to secure the property not to mention reduce your liablity (the roof is in terrible shape and I wouldn't want a tenant living underneath it).

i do that for a living and it very depends on how many layers you got, what kind of wood is underneath, how much time and effort you want to spend and if you want to stain it or paint it afterwards.
