This is what I am doing and the results are unmatched.All these leads came in for free, and are highly motivated.Don't let my logo on the bottom fool you.

I want to either build a spreadsheet or download/buy one that allows me to review what things such as Projected AAR, Projected Avg CoC, Exit IRR, etc, actually mean to the bottom-line. 

To a certain extent, it's not worth it to work on files with tough conditions without a bottom-line base origination fee.

Bottom line was that the specific loan I set up - evaluated - for them I told them the risks and that they should lend no more than $3 million.  

Still holding on to my 2 unit in Bethlehem because I renovated top to bottom and I am getting cash flow.

The bottom feeding cash buyers are easy to beat and you get such a return on any equity based improvements.
