The first conversation that needs to be had is with the contractor to figure out why the previous agreement is not being honored. 

I currently broker LIHTC multi-family for a large firm coast to coast and am also interested in MF in the Arizona submarkets as well, and will eventually invest on that scale - I just figure breaking into the state through SFH flips may be a more risk adverse way to understand the pros and cons to phoenix submarkets.

It's a competitive market and most of the people that get in trouble here are ones that buy blindly without actually figuring out the numbers, etc.You'd be surprised the number of times I get asked after month one if their electric bill of $xxx or whatever is normal, and the thought running through my head is "how did you not  check things like that before you committed half a million dollars to something?"

We can't quite figure out how to arrange the Ralph Lauren and Gucci sections of the walkin closets.  

Just figure out a strategic partner and you can still have exposure to it. 

Just trying to figure out if it is truly the best way for us to move forward with our company.
