I'll chat with them a little bit and usually say okay (I make them give me their word they'll drink responsibly, because I don't want a mess).I will say I made one exception to the booking-by-proxy rule, a 12-year-old girl had saved up all her money to send her parents on a little weekend getaway, and she recruited her neighbor (who was also an AirBNB Superhost) to make the reservation for her.

You got yourself, the buyer agents then you've got the needed admins to run the volume of business plus the admins who's job is to babysit all of the buyer's agents as 90% of them will be useless and finally the admins who can help you constantly recruit as those 90% of useless buyer agents will flame out and need replaced every year. $15M annually as a one man show with one admin, that is one hell of an income in pretty much any market in the USA.
