I will note (but not condone) that a lot of people will build fully permitted living quarters in their basement.

we do notes as well. for non performing loans we say $800M in loans last quarter, we bid on approx. $50M of them and our hit rate (what we close on), is typically around 10%.

First 3 quarters of 2024 are about the same as last year (I'll take it!).

FNRP don’t pay quarterly distributions as they claim.
