I agree with @Chris Mason but there are lenders offering this program at the same rate as the 3% program as long as they get to service it for a couple of years to make their money back

All of them have some kind of mentorship program a lot cheaper than any of the guru programs and you will be working with local investors who are familiar with the local real estate market.

They have corporate veil protection program as well.Highly recommend.

I own a very busy Turnkey company and we we have 55% of our tenant base for our managed rentals on the Sec8 program as they are very easy to work with locally compared to some areas.  

However, I'm curious to know if were still in some kind of violation of the HUD program, as our Tenant's rent is paid 100% by HUD and they even kick her $72 for utilities, but are we in violation requiring her to pay the Pest and HOA fee?

So I will start by saying this: HUD can be a great program as long as you are heavily involved and trust the people (and bank) that are working with you. 

You may want to have a lender look into that program as well if it is available in your area.
