Maybe this is a simple question but does this have to be set up through a service or could this just be my bank and I hold the money? 

At its most simple we’re separating the appreciation/capital buildup benefit from the cash flow benefit.

If you want to be taken seriously I'd start saving for your first investment opportunity, maybe pick up OT or a second job to show you have skin in the game.

I don't even mention interest.I did this recently and the guy picked the higher price with him carrying the mortgage for 5 years with no interest.Turns out a probate for one of his parents needed to be done so we are paying for this.
