Like any property deal, due diligence is paramount, but even more so in a restaurant / bar deal because there are so many moving parts and very small margins, which doesn’t leave much room for mistakes

That being said I do agree it's paramount to lock in all 4 variables. :)

In bad cases, after about 3 days, it starts to look like a cockroach armageddon with dying roaches twitching as they come out of the cracks to die.Tenant cleanliness, like keeping up with the trash and not leaving water and food out, is paramount in preventing/controlling infestations.

A great agent, from what I’ve read as well, is very paramount to the success of out of state investors.

Knowing that and understanding what you are getting from each agent or broker is paramount..It may not be just about the 1% or 2% discount up front. 

If you do not have REI track record, character is paramount. 

As Allie stated though picking the right company to do this with is paramount to your success  no one needs a replay of Clayton Morris debacle . 

Full credit, income & criminal checks are paramount.
