If you are looking to quickly build a portfolio then keeping the $70k for other projects may be optimal, especially if you have plenty of cash to cover potential shortfalls with maintenance.

If owning another appreciates primary, may be option to sell that one and move to inherited.Talk to a financial advisor to optimize taxes now and for future.

This is a great example of how trying to avoid taxes can lead to a sub-optimal return. 

IF however you want to generate leads or traffic to the website, SEO(search engine optimization) becomes quite important. 

The property we're dealing with is a bit unique as is the loan where it's a 1.0 DSCR and we're trying to optimize getting as much of our equity out as possible.

I see lots of horror stories in these investing groups but I’m going to continue to float around with an aire of cautious optimism 😅

This is really killing my optimism for the property and even ADUs need to have primary owner living on site.
