I have some cognitive impairments due to a tumor that are really hindering me at every turn.

(first fourplex)I am currently in the process of figuring out the most effective way to fund the rehab.With interest rates so high, I'm terrified at what hard money lenders will quote me at... but maybe its the only way.Any other creative strategies out there other than hard money lenders?

I'm getting to a place where i'd rather assign some of these than purchase them myself - they're good deals for someone, but not always for me at the time, but I wont let it slip through my fingers.

I have been studying any books i can get my hands on. listening to podcasts for the previous 10 months. attending local meetups, meat some very knowledgeable individuals. i have been bit by the real estate bug i cant stop talking, asking, listening, all things real estate. have a family member who asked me if i wanted to manage a rental property for them to help me and them. they have been using a property management company, but they want to help me get my feet wet.

So I started "questioning" them on their education and a comprehensive understanding of things such as certain aspects of renovating a property, or keeping track of expenses to come up with how to calculate reserves, what to do with problem tenants.My thesis is correct, all of these guru trainings are like an introductory course you could take at a college and they have ZERO meat to the bone.

It was a basic instruction in investing but mostly a pitch for LS without a ton of meat. 

I would say there isn’t enough meat on the bone even with 1,000 units.
