You are writing off things like mileage, books and education, meals, REI club dues, etc. 

No place to cook, so we are stuck eating out every meal, and a single small room with one TV, along with no garage. 

I don't know the metrics of good/bad flips, but gotta think outside of nuisance value or triggering 40 1031s with different time windows, the seller'd get more out of piece-mealing them.If I had $8M, I think i'd get better bang on a larger MF project OUTSIDE OF PORTLAND PROPER.

A good lead company can bring you the water, you still have to boil it and then toss in the pasta and serve the meal.

Meals are an often abused area of tax deductions that the IRS commonly screens for.  

The business income comes into play if you are providing more of a Bed & Breakfast or Executive Rental concept where there are significant additional services provided such as maid service, meals, etc.You've also got Account Closed providing some advice that is a bit off base (Splitting the title with yourself???  

Do you believe you will be more free, safer, healthier and in better state  cause you allowed exchange of money for permission from this thug to occur?

Unless I'm missing something, if I can't write off office space, mileage, business meals, etc. then I'm losing a lot of revenue with no tax benefit. 

If not then it is very telling they are looking for a sucker.They are looking for someone to give them stuff piece meal and drop the really bad stuff they are hiding at the end when the buyer has spent lot's of money and time trying to make a deal work.
