Meh I dunno I just look at all of the apartment complexes in East Liberty that are ~50% vacant still, I would think more developers (or rather investors I guess) would be pumping their brakes on dumping more money into what amounts to more luxury rental units.The Esplanade looks neat but is years away - maybe Manchester will finally get the revamp people have been talking about for years because of it.A lot of these projects just seem like long term appreciation bets and I accept that many people live and die in that space... it's just beyond my wallet and risk profileNice list though, thanks for sharing!

The cabinets are actually original. 3k to replace them or $600 to remove them, sand them down, throw new hardware and some paint on them.

OMG another agent that does not know how to do adjustments to a CMA.Sorry Chris this is a pet peeve of mine and no reflection on youGo to your Broker or call an Appraiser and ask how much they would adjust for a bedroom,bathroom,1/2 bath fireplace, unfinished basement etc.KEEP THIS LIST IN YOUR WALLET, it is probably the most valuable document you will EVER have in your real estate career.Take an appraiser out to lunch once a year to keep it up to date

Account Closed get a great local inspector and make sure he/she checks out all the major systems as opposed to wasting time looking at paint chips and door hardware.

There is also the very real problem of leaks over the weekend when the hardware store is closed. 

I always thought Lowe's seemed to have higher prices...When trying to match screws and the like, Ace Hardware can't be beat.
