We have managed multi's before but I would avoid them like the plague. tenant noise issues, bug issues that carry unit to unit, smoking and the list goes on and on.if you have the stomach to deal with that and live around it more power to you but small multi's I would never consider buying especially in this market. in my opinion, they are the very first to get rent corrected in a down market because they are not as desirable in my experience as a large polished multi until complex or sfh.

Hi all, has anyone dealt with noise complaints at their SRT and looked into a possible solution such as a noise / decibel level monitoring system or device that will alert you if guests get too loud? 

If anything it might offer more privacy and less noise for all parties.

We include common areas, backyard, front area, noise regulations, roof access regulations. late payments, fines for pet waste, garbage disposal etc.

We are out of the city limit Definitely a grind to get all these done while fighting with the city/county over tid bits of requirements. 

It's looking less likely I'll be able to do more showings and result in someone moving in Feb 1 at this point and I already dedicated alot of time grinding out pre-qualifying and coordinating showings in January.

But, they have some issues like noise, not much outdoor space, and extra fees.

Here are some examples of things we provide that have been complimented by our guests:-Phone charger stations in every room-White noise machines in bedrooms-Smart TVs in every room-Fully stocked kitchen-Firewood for firepit-High-speed internet is a must-Supplies for kids like child dishes, high chair, books, toys, and games-Outdoor games, although we did offer frisbee golf and dogs chewed up all our frisbees so I don't think we'll continue offering that.
