I did the math on getting a 10 year IO loan, factored in buying down the rate to 3.75% (folding the costs), got the payment down to around $800/mo, added 10% for property management, 3.5%/mo for repairs, insurance, PMI, 7% vacancy (these places have 6 offers within 3 days to rent; extremely desirable), etc, etc ...

The challenge I'm running into is two fold.  1.

And if you don't have time to do it yourself, well fine hire someone but RUN when they use landing pages without a link on it, or if they claim any crap like, the form needs to be above the fold, and the only thing they can do on the page is fill in the form.

I come to you with a two fold question, but first I would like to present a little background.

Most windows these days fold out for easy cleaning.

If this small issue sets you off perhaps being a landlord isn't a good fit for you.You were very fortunate that the inspector folded so easily.  

However, my interest is two-fold.

I would watch it and if it doesn't pan out and the seller folds, bird-dog it to a buyer.
