Has anyone come across their property management company creating a "First right of refusal program" for maintenance requests? 

I would also add, a contractor that you can buy materials for and they know how to put them in with little to know direction (reduces the management time of the project).

I only know a few local realtors/ property managers I’m going to meet with them this week to ask more questions. 

My role with this MF company is to manage the design, construction of the GC's and opening of the properties.

However, before you do so you should ensure that your revenue from rental income covers ALL your property expenses in the townhome, including mortgage, taxes, insurance, maintenance/repairs, vacancy, property management, etc...

Those sounds like great rentals and vacancy rates have been decent - our management team only has a handful of vacanies out of the 300+ we oversee, thankful for that.

Then it likely takes hiring a GC to manage the project.
