As John said if you do a search you can find recommendations for this very thing - but I will say I had some experience with NoiseAware and it worked fine. 

In my experience, cost segregation studies are a lot less than $10-15k especially for smaller properties (6 units and below).

I recommend that you work with an accountant that has experience with real estate taxation and partnership tax returns.

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.
