In my opinion, the L/O in this case, does not give you enough protection based on the significant Option consideration you are paying.

I would not want to be 60, 70, or 80 dealing with tenants, if I can help it.For me, I go with those metrics and it often leads to short/medium term financing, amortized for 30, and often I/O.

I will also mention that their initial terms are a 5 year ballon with the first 2 years being I/O.
