You can do this by limiting "overnight guests" to a certain limit per month without becoming the morality police.Most traveling nurses I have known work the night shift, so be sure you can accommodate day sleepers with a quiet house and room darkening shades. 

Forced appreciation, looking at all the factors including cash flow, making projections from entry to exit and an actionable plan to achieve results, hedging your bets and actively assessing and managing risk, maintaining multiple profitable exit strategies, tailoring your strategy to best take advantage of current market dynamics ... this is not abnormal means, it is not gambling, it is not bragging, and it is not rocket science ... it is all plain vanilla real estate investing 201 and is sound practice in any market, and these methods tailored properly work in any market regardless of whether it is a so called appreciation market or a so called cash flow market and each and every shade of grey in between.

The doors and trim are slightly darker wood and feel slightly dated but are in really good condition. 

All aesthetics aside, IMO the issue is roots and likely storm damage.Trees a used to provide shade and in many areas are very effective in lowering cooling bills.

It's a map showing the rent to price ratios (1% rule) for Sioux City Iowa.I would concentrate my search on the darker areas, these will yield properties that meet the 1% rule more often. 

The last thing you want is a buyer throwing a fit at the last minute because your shade of touch-up paint didn't quite match.  

I prefer the darker wood colors but the grays look attractive as well.

I let the grass grow 7" long, to shade the soil and keep moisture and help prevent weeds, so I only mow once every 6-8 weeks.

The original plan was to paint the exterior a light green with white fascia, but one of the neighbors supposedly harassed my handyman today because the sample of the green I put on the outside too closely resembles the shade of green on his house (they're different shades and he was totally out of line, but he's not totally without merit).
