I use a channel manager (OR) and it has damage protection built in.

That could help your cause. 

The problem is that there isn't a lot out there, and when looked into each comp extensively, I saw the numbers were deflated because they were 'as-is' properties with extensive damage, or properties with a well, and other mis-matched differences.

Especially with me owning my own gc company, I am probably willing to take on some buildings with a little more tlc needed that may scare other investors or cause too much headache.

However, been going through this now for years and it causes me to never make the leap.

This reminds me of a police officer  pulling somebody over without reasonable cause and asking to search their vehicle and if the person does not consent, they’re saying you must have something to hide.
