He and his family have been very difficult with the move out;  his son has told me he will break back into the house (filed a report with the city police dept and informed the tenant of his son's threat and my report), he insists that they "took excellent care of the house" and is expecting his full deposit back. 

I've also found that when I run a credit check many who have a fair number of accounts over 30 days in arrears (even if they haven't reached the collection stage) are to be avoided over a concern they've become too casual about living like this and thus adding another notice of a late fee (or even a threat of an eviction) doesn't seem to bother them very much.Gail

Most products used in the US construction industry have to meet high standards to ensure they do not pose a threat to people, apparently the testing was not adequate in this case....  

we are working on this house, and done some major updates..opened up the kitchen.before:after:designed the kitchen layout, will have under cabinet lights:i am super excited about this house, we will be pulling out the bushes and cut the tree in the front (my favorite part, removing silly vegetation close to the house).we might have to stop again for awhile while we button up #25 (already rented) and fix up #26 (much closer to rent ready than this one). we are threating this as a "work on it when we have time", rather than our main project.

@Douglas LarsonI would like to add some of my thoughts to this threat.

Just "I am getting a lawyer" threats, and "I am the owner" at this stage.

The current tenant is very aggressive, she yells, and makes wild threats looking for a lawsuit. 

Leverage BP and open another threat on the deal analysis section which presents the numbers for your house and ARV etc.

Also, VR's are all about your guests experience, and you want this to be TOP NOTCH, otherwise you end up with bad reviews and potential threats to the entire process.
